The 1-Farrer Place project was for the upgrade of the entire BMCS system for Governor Phillip and Governor Macquarie Towers.

Logical focussed a consistent emphasis on project management and technical solutions by having a project and design team in place early in the bid process.

The project delivery was implemented in 3 stages. Firstly the primary networks including fibre backbone infrastructure were distributed throughout the buildings. After that secondary networks were installed at strategic locations and main plants. This allowed flexibility to deviate from the project program to take over sections or plant of the existing system should it have failed during the project.

Thirdly this allowed for retrofit of the Zones while mostly Tenanted which involved night works and ensuring the Tenants did not lose their conditions throughout the duration.

With the State Government as the major Tenant in Governor Macquarie Tower moving out during the project Logical also completed a series of Tenancy Fitouts.


The system has a unique Zone design which allows for each zone downstream of the VAV to control to its own airflow setpoint via actuators on each spigot.

This allows for better control and provides the occupant with more options to set their zone to their desired comfort conditions.

The system design also allowed for a dedicated Tenancy network to future proof any headaches between the mix up for Tenancy and Base Building Equipment.


Logical also implemented its own developed solutions BuildingPulse® and AfterHours which allows the Occupants to book their after-hours air conditioning requirements via a Smartphone App. The system then generates monthly reports for the Building Management team saving them significant time in reconciliation of after-hours data.
